Keller Williams Come Out on Top

Congratulations! The Wall Street Journal / LORE Top 400* survey results were just released and once again Keller Williams Realty illustrated why we are continuing to outpace the industry. The report breaks down categories and rankings by individual agents and teams.


In 2009, Keller Williams Realty had:

  • Six additional associates ranked among the top 50 agents by transaction sides.
  • 1,048 percent more transactions from the year before compared to an average increase of 31 percent for Century 21, Coldwell Banker, Prudential and REMAX combined.
Among the top 50 teams for total sides:
  • Keller Williams ranked second with 11 teams.
  • Those 11 teams had an impressive increase of 25 percent in transaction sides from the year before.
  • Keller Williams was the only company that posted an increase for two years in a row.

*The list is based on a survey of independently verified submissions to determine the top real estate professionals in the United States. REAL Trends states that it is the only independent study of its kind.

8 Ways to Spruce Up Your Home’s Curb Appeal

Now that warmer weather is finally here, many home owners will begin spending more time outside. Staging a yard can give a home the all-important, buyer-pleasing curb appeal. Here are some suggestions that are both inexpensive and easy.

1.       Make it green. Give the lawn a healthy look by watering and using appropriate nutrients to keep it lush.

2.       Trim trees and shrubbery. Overgrown greenery can take over the view and hide the home.

3.       Plant flowers. Lots of color brightens up the yard and adds cheer.

4.       Mulch your flowerbeds and edge your lawn.

5.       Power wash to keep the house looking well cared for and clean.

6.       Tidy up. Put garbage cans, hoses and other clutter neatly away and out of sight.

7.       Paint neutral. Start with the door and trim if you can’t paint the entire house.

8.       Define the path. Guide potential buyers to the front door with a defined walkway.

More Great News for First Time Home Buyers!

More great news for first time home buyers!


According to the National Association of Realtors, the US Department of Housing and Urban Development will soon be permitting FHA approved lenders to use the $8,000 tax credit as down payment. Home buyers will be allowed to “monetize” the tax credit through short term bridge loans and can access the funds immediately at the closing table. Official details on the HUD’s initiative are scheduled to be released next week.

Want to get top dollar for your home?


Despite the fact that declining home prices have been grabbing headlines for several months now, it can be a challenge for any of us to let go of what we had hoped our home would sell for. 

It's often the case that, prior to listing their homes, sellers interview a few agents, with a plan to sign on with the one who agrees to list it at the highest price. With the understanding that the listing price is ultimately the decision of the seller, not the real estate agent, I’d like to explain one of the most critical dynamics that impacts the actual sales price of a home.

Whether we are in a buyer’s market or a seller’s market, the same principle applies. The most effective pricing strategy for getting top dollar for a home is to price it competitively. This might not seem to make sense at first, but study after study, as well as my own personal experience, has proven that when a competitively priced home hits the market, it generates an instant buzz. Agents begin calling their prospective buyers and lining up showings to ensure that they don’t miss out on a great buy. Bidding wars can even break out.

Let’s contrast this situation to what happens when a home is priced higher than comparable properties. Neighbors and prospective buyers take one look at the listing sheet, and dismiss it as overpriced. The home sits on the market and sits some more. Eventually “REDUCED PRICE!” signs go up. The market starts to wonder what’s wrong with the house since it hasn’t sold.

Eventually, sellers take it off the market or agree to sell it for a much lower price than they had originally hoped.

In any market, competitively priced homes sell quicker and command a higher selling price than homes that factor high hopes into the pricing equation.
