We have included some tips to avoid some common seller mistakes.</span></p>
<p class="MsoListParagraphCxSpFirst" style="text-indent: -0.25in; margin: 0in 0in 0pt 0.5in; mso-list: l0 level1 lfo1;"><span style="line-height: 115%; font-family: &quot;Times New Roman&quot;,&quot;serif&quot;; font-size: 12pt; mso-fareast-font-family: 'Times New Roman';"><span style="mso-list: Ignore;">1.<span style="font: 7pt &quot;Times New Roman&quot;;">&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; </span></span></span><span style="line-height: 115%; font-family: &quot;Times New Roman&quot;,&quot;serif&quot;; font-size: 12pt;">Price Your Home Right. If you either need to sell or would like to sell your home, pricing at current market value is key. Researching sale prices of comparable homes is a crucial component to determining a price that will make the home sell. If you don&rsquo;t need to move, consider waiting for the market to improve. Call us or log on to <a href="http://www.lakecountyhomeprice.com/">www.lakecountyhomeprice.com</a> for a free market evaluation.</span></p>
<p class="MsoListParagraphCxSpMiddle" style="text-indent: -0.25in; margin: 0in 0in 0pt 0.5in; mso-list: l0 level1 lfo1;"><span style="line-height: 115%; font-family: &quot;Times New Roman&quot;,&quot;serif&quot;; font-size: 12pt; mso-fareast-font-family: 'Times New Roman';"><span style="mso-list: Ignore;">2.<span style="font: 7pt &quot;Times New Roman&quot;;">&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; </span></span></span><span style="line-height: 115%; font-family: &quot;Times New Roman&quot;,&quot;serif&quot;; font-size: 12pt;">Consider a Presale Inspection. This will accomplish two goals. First of all, it will let you know the potential problems that need to be fixed, and secondly, buyers can make offers that takes those items into consideration up front rather than renegotiating concessions later.</span></p>
<p class="MsoListParagraphCxSpMiddle" style="text-indent: -0.25in; margin: 0in 0in 0pt 0.5in; mso-list: l0 level1 lfo1;"><span style="line-height: 115%; font-family: &quot;Times New Roman&quot;,&quot;serif&quot;; font-size: 12pt; mso-fareast-font-family: 'Times New Roman';"><span style="mso-list: Ignore;">3.<span style="font: 7pt &quot;Times New Roman&quot;;">&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; </span></span></span><span style="line-height: 115%; font-family: &quot;Times New Roman&quot;,&quot;serif&quot;; font-size: 12pt;">Consider All Offers. Refusing to entertain an offer from a qualified buyer can be a big mistake for sellers in this market. Wait until the offer has been negotiated to refuse it.</span></p>
<p class="MsoListParagraphCxSpMiddle" style="text-indent: -0.25in; margin: 0in 0in 0pt 0.5in; mso-list: l0 level1 lfo1;"><span style="line-height: 115%; font-family: &quot;Times New Roman&quot;,&quot;serif&quot;; font-size: 12pt; mso-fareast-font-family: 'Times New Roman';"><span style="mso-list: Ignore;">4.<span style="font: 7pt &quot;Times New Roman&quot;;">&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; </span></span></span><span style="line-height: 115%; font-family: &quot;Times New Roman&quot;,&quot;serif&quot;; font-size: 12pt;">Accept Backup Offers. Consider a backup offer in case the primary one falls through. Also take into consideration that a lower offer with a larger down payment can be a more solid deal than a higher price with less money down.</span></p>
<p class="MsoListParagraphCxSpLast" style="text-indent: -0.25in; margin: 0in 0in 10pt 0.5in; mso-list: l0 level1 lfo1;"><span style="line-height: 115%; font-family: &quot;Times New Roman&quot;,&quot;serif&quot;; font-size: 12pt; mso-fareast-font-family: 'Times New Roman';"><span style="mso-list: Ignore;">5.<span style="font: 7pt &quot;Times New Roman&quot;;">&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; </span></span></span><span style="line-height: 115%; font-family: &quot;Times New Roman&quot;,&quot;serif&quot;; font-size: 12pt;">Hire The Jana Caudill Team. <p class="MsoNormal" style="margin: 0in 0in 10pt;"><span style="line-height: 115%; font-family: &quot;Times New Roman&quot;,&quot;serif&quot;; font-size: 12pt;">1.<span style="mso-spacerun: yes;">&nbsp; </span>$8,000 for new buyers: This credit is equivalent to 10 percent of the purchase price of the home&ndash;although it&rsquo;s capped at $8,000 and applies only to first-time home buyers and principal residences. But unlike an earlier $7,500 home buyer tax credit, This one does not have to be repaid.</span></p>
<p class="MsoNormal" style="margin: 0in 0in 10pt;"><span style="line-height: 115%; font-family: &quot;Times New Roman&quot;,&quot;serif&quot;; font-size: 12pt;">2.<span style="mso-spacerun: yes;">&nbsp; </span>First time buyers defined: For the purpose of this legislation, a &ldquo;first-time home buyer&rdquo; is someone who hasn&rsquo;t owned a principal residence for three years before buying a house. (The date of purchase is considered the day that the title is transferred.) That means if you&rsquo;ve owned a vacation home&ndash;but not a principal residence&ndash;within the past three years, you would still qualify for the credit. </span></p>
<p class="MsoNormal" style="margin: 0in 0in 10pt;"><span style="line-height: 115%; font-family: &quot;Times New Roman&quot;,&quot;serif&quot;; font-size: 12pt;">3.<span style="mso-spacerun: yes;">&nbsp; </span>2009 buyers only: Only those who purchase a home on or after January 1 and before December 1, 2009 are eligible for the credit. Anyone who bought a home last year won&rsquo;t be able to take advantage of it.</span></p>
<p class="MsoNormal" style="margin: 0in 0in 10pt;"><span style="line-height: 115%; font-family: &quot;Times New Roman&quot;,&quot;serif&quot;; font-size: 12pt;">4.<span style="mso-spacerun: yes;">&nbsp; </span>Income limits: The tax credit is subject to income limitations. Single buyers need a modified adjusted gross income of $75,000 or less to qualify for the full credit, that&rsquo;s $150,000 for married couples. Those earning more than these thresholds may be eligible for reduced credits. </span></p>
<p class="MsoNormal" style="margin: 0in 0in 10pt;"><span style="line-height: 115%; font-family: &quot;Times New Roman&quot;,&quot;serif&quot;; font-size: 12pt;">5.<span style="mso-spacerun: yes;">&nbsp; </span>Refundable: Because the tax credit is &ldquo;refundable,&rdquo; qualified buyers can take advantage of it even if they don&rsquo;t have much tax liability. This tax credit will be refunded to a buyer, if his year end tax liability is less than the credit. </span></p>
<p class="MsoNormal" style="margin: 0in 0in 10pt;"><span style="line-height: 115%; font-family: &quot;Times New Roman&quot;,&quot;serif&quot;; font-size: 12pt;">6.<span style="mso-spacerun: yes;">&nbsp; </span>Recapture: Buyers have to own the home for at least three years in order to capitalize on the credit. If they sell the home before then, they will have to return the credit to the government. (Exceptions will be made in certain cases, such as death or divorce.) </span></p>

So, keep your credit score high by doing the following:*<br /><br /><strong>1.</strong> Check for and correct any errors in your credit report. Mistakes happen, and you could be paying for someone else&rsquo;s poor financial management.<br /><br /><strong>2.</strong> Pay down credit card bills. If possible, pay off the entire balance every month. Transferring credit card debt from one card to another could lower your score.<br /><br /><strong>3.</strong> Don&rsquo;t charge your credit cards to the maximum limit.<br /><br /><strong>4.</strong> Wait 12 months after credit difficulties to apply for a mortgage. You&rsquo;re penalized less for problems after a year.<br /><br /><strong>5.</strong> During the process of qualifying for and obtaining a mortgage, play it safe and wait until after your contract has closed and the mortgage is secured to open new credit.<br /><br /><strong>6.</strong> Shop for mortgage rates all at once. Too many credit applications can lower your score, but multiple inquiries from the same type of lender are counted as one inquiry if submitted over a short period of time.<br /><br /><strong>7.</strong> Avoid finance companies. Even if you pay the loan on time, the interest is high and it will probably be considered a sign of poor credit management.</span></p>

This is the first time a Lake or Porter County municipality has been selected since the award&rsquo;s conception in 1990. Valparaiso was chosen because of many improvements made to the city without raising taxes. As a result, thousands of jobs have been created and the city boasts a substantial rainy day fund.
