What Is a Foreclosure?

Foreclosure means that the home has been seized by the mortgage lender because the mortgage holder (i.e., the homeowner) has failed to make payments. Once the home is officially foreclosed upon, it is owned by the lender. Therefore, if you are buying a foreclosed home, you are buying the home from the lender, not an individual homeowner. 

How Do You Buy a Foreclosed Home?

If you’re thinking about buying a foreclosed home, there are two ways to do it: at auction or from the lender. 

Buying a home through auction can have benefits, including that the process is fast, and you’re more likely to get a killer deal on the home. The downside to this, though, is that many auctions are cash-only, and you have to buy the home as-is without an inspection.

If the lender fails to sell the home during the auction, then they may sell the home directly to a buyer (through a realtor). Like homes sold at auction, these homes are generally sold without the right to an inspection. What’s more, most lenders won’t sell directly to the buyer themself but instead, require that the buyer work with a real estate agent. 

What Are the Benefits of Purchasing a Foreclosed Home?

Banks are highly motivated to get rid of properties they’ve foreclosed on, which means that the main advantage of purchasing a foreclosed home is that a buyer can usually get it for well under market value. However, there are also many other considerations when purchasing a foreclosed home, including that the home will likely be sold as-is, there could be title defects, and immediate (cash) payment may be required.
