FAQs About Selling a Home

Selling your Northwest Indiana home is an exciting process that indicates something new is coming your way. But the process of selling a home is also rife with questions and, sometimes, complications. At The Jana Caudill Team, our Northwest Indiana realtors are available to answer all of your questions about the process and make sure you have the best possible experience. Call us today to get started and, in the meantime, review the answers to these frequently asked questions–

How Do I Know What My Home’s Worth?

The value of a home depends on many different things, including finished area, the quality of a yard, the size of the property, the year that it was built, whether or not you’ve done any renovations, the current home market, and more. Using online sites like Zillow may help you to get an idea of what your home is worth, but note that these are usually just ballpark ranges – the best way to know the value of your home is to talk to a qualified realtor.

How Long Will it Take to Sell My Home?

How long a home takes to sell is nearly impossible to predict. Sometimes, a home will get an offer the day that it’s listed; other times, a home may be on the market for months. At The Jana Caudill Team, we want to help you sell your home as quickly as possible. To achieve this goal, we help you to price your home appropriately for the market, handle all of the marketing and advertising for your home, host open houses, and more.

What Do I Have to Disclose to a Buyer?

All states have laws pertaining to seller disclosure obligations. In general, a seller is required to disclose what they know about any material, structural, or appliance defects with the home. You’ll also need to answer any questions about moisture issues, mold, known hazardous substances, zoning, and more. If you are asked a question, you cannot lie or misrepresent something about the property. If you’re not sure whether you need to disclose something, talk to your realtor first!

Do I Need a Real Estate Attorney at Closing?

Most real estate closings are settled in Indiana without the use of an attorney; instead, a title agency will typically handle all of the paperwork, and your real estate agent can answer questions you have about closing documents. Of course, if you feel more comfortable working with an attorney, you have the right to hire one.
