When Is The Best Time to Sell a House?

The timing of selling your home holds great importance as it can significantly affect the potential return you might receive. Making this decision wisely is crucial for maximizing your gains. Understanding the best timing can be complex and challenging, but help is available. The Jana Caudill Team, one of Northwest Indiana’s leading real estate teams, is here to guide you through this process. With our extensive expertise, refined through years of experience and a profound understanding of market dynamics, we can guide you in identifying the perfect time to list your home for sale.

The Optimal Time for Home Sales

Statistics indicate that late spring and early summer emerge as the most favorable times to sell a home. A comprehensive analysis by ATTOM Data Solutions, which examined a decade of single-family and condo home sales, found that sellers achieved the highest premium in May. This time of the year saw median sales prices peak with a remarkable 12.6% premium. Moreover, the months of March, April, June, July and August also yield higher premiums than the fall and winter months.

The Best Day to List a House

When it comes to choosing the day of the week to list your home, midweek emerges as the winner. Homes listed on Tuesday, Wednesday, or Thursday tend to net $1,700 more than those listed over the weekend, according to Redfin data. However, the midweek listing premium varies based on location. For instance, a midweek listing in a certain location could potentially sell for thousands more compared to a weekend listing, while in other areas, the payoff is smaller.

The Least Favorable Time to Sell

The fall and winter months, specifically October and December, are typically the least favorable times to sell a house. These months see the lowest seller premiums earned, at 5.8% — less than half of the 13.4% premium earned for a May sale.

Seasonal Selling Tips

  • Spring: The warmer weather and tax refunds often bring more homebuyers out. Capitalize on this increased activity and the desire of many families to settle before the summer school break.
  • Summer: Take advantage of long days, school breaks, and warm temperatures to charge a premium for your home. However, expect a slowdown in August due to vacations.
  • Fall: Once school starts, homebuyers aren’t willing to pay as high a premium. Nevertheless, the changing leaves may attract buyers who prefer cooler temperatures.
  • Winter: This is generally a slow season due to the holidays and weather conditions. You may need to lower your price to attract buyers during this busy season.
