What Documents Do You Need for Mortgage Preapproval?

  • A down payment gift letter, if applicable

Debt and Identification Documents

  • Loan statements for auto loans, credit cards, student loans, and personal loans from the last 60 days
  • A government-issued photo ID, such as a driver’s license or passport
  • Your Social Security card

How Are Income, Assets, and Debts Reviewed During Preapproval?

Each category of documentation serves a specific purpose in the lender’s evaluation.

Your income documents confirm that you have stable, reliable earnings capable of supporting regular mortgage payments. Lenders typically want to see consistent employment in the same role or industry for at least two years, though exceptions do exist.

Your asset documents show that you have enough reserves to cover your down payment, closing costs, and any unexpected financial disruptions. Lenders want to know that a gap in employment would not immediately put your mortgage payments at risk.

Your debt documents help lenders calculate your debt-to-income (DTI) ratio. This ratio compares your total monthly debt obligations to your gross monthly income. For conventional loans, most lenders prefer a DTI below 36%, though some will accept up to 50%. A lower DTI signals that you have enough room in your monthly budget to take on a mortgage payment comfortably.

Preapproval letters are typically valid for 60 to 90 days, so it is best to begin the process when you are genuinely ready to start making offers.

What Should You Consider When Preparing Documents During Major Life Changes?

Certain life circumstances require additional or different documentation. If any of the following apply to you, be prepared to provide extra paperwork:

  • Self-employment: Lenders may request year-to-date profit-and-loss statements, accounts receivable records, business bank statements, and a business license in addition to standard income documents.
  • Existing homeownership: If you already own property, lenders will want details about that home’s value, occupancy status, monthly expenses, and any existing mortgage balance.
  • Down payment gifts: If a family member or other approved donor is contributing funds toward your down payment, a signed gift letter confirming the money is not a loan is required.
  • VA loan eligibility: Active-duty military members, veterans, and surviving spouses seeking a VA loan must provide a Certificate of Eligibility (COE) issued by the U.S. Department of Veterans Affairs.

Major changes such as switching jobs, taking on new debt, or making large financial transactions can affect your preapproval status. It is best to maintain financial stability throughout the process and inform your lender of any significant changes.
